this living level terrace suffers from a serious identity crisis. while the access from the kitchen and bedroom is convenient, the 7-foot width is a deal-killer for functional dining. hampered by restricted views and cramped dimensions, the space remains more decorative than an actual extension of the home’s living area.

direct living with fourteen and a half feet of width, which means the dining table and the lounge seating actually coexist without a turf war. the planters are in, the furniture works, and you can see into adjacent buildings about as well as they can see into you. a proper outdoor room for six, maybe eight if everyone likes each other.

although the direct living terrace is more a balcony, the terrace off the dining room adds real optionality

this terrace has nice dimensions; however, the prevailing winds over the hudson river can be restrictive, and the digitally removed privacy fence with the neighbor is a bit of an eyesore.

wraparound on a true penthouse, ten feet wide and oriented three ways. that japanese maple didn't get there yesterday, and neither did the river view. a direct living terrace where dinner guests actually see the hudson, not just hear about it.

proportion are fine, but a bit tight, however, the views make this an outstanding terrace.
