without images it is difficult to figure what they are hiding, so based on the other terraces in the building, we will assume it likely has a great upside

Expert Opinion:
the dual sliding doors provide a seamless, airy connection to the primary suite, but accessing the terrace through a bedroom kills its social utility. while the footprint is practical and views are solid, it functions better as a private morning retreat than a guest-friendly space. it’s a bedroom perk, not an entertaining hub.

Expert Opinion:
sixteen feet wide with mature plantings already softening the edges, this direct living terrace actually functions like an outdoor dining room. eight for dinner, a separate lounge beyond, and nobody bumping elbows. neighbors have sightlines, sure, but those brick townhouse rooftops across the way aren't exactly hostile witnesses.

Expert Opinion:
a private roof with a direct stair up from a penthouse is one thing. a roof access terrace six flights up from the street is another thing entirely. that said, 500 square feet of southern exposure with mature plantings, a proper dining setup, lounge seating, retractable awning, and open skyline views is doing a lot of work. the grill stays, the neighbors mostly don't. worth the climb.

large underdeveloped space that will need some tlc and a lot of planters to be the standout space is should be.
