a private roof with a direct stair up from a penthouse is one thing. a roof access terrace six flights up from the street is another thing entirely. that said, 500 square feet of southern exposure with mature plantings, a proper dining setup, lounge seating, retractable awning, and open skyline views is doing a lot of work. the grill stays, the neighbors mostly don't. worth the climb.

two terraces, and both are attractive and big enough to be useful. the rear terrace, which is more private on account of its access is the best.

great size and excellent excellent vegetation, make this a lovely respite. well worth the one flight of stairs.

this one is difficult to gauge, judging from the floorplan, the outdoor spaces are a significant component of the overall home, and a major reason behind the pricing of this home. however, this broker has decided to share is zero images of it so i cannot judge how these terraces add joy and value.
