the main outdoor spaces for this apartment are balconies, and the only terrace has almost no value,as it is only accessible through a common space, and has very restricted view, with most of the views take up by the elevator shaft of the neighboring new construction.

seventy-five square feet and under five feet wide, which puts this firmly in the "two chairs and a buddha" category. the mature plantings soften the tight footprint, and the penthouse elevation gives it genuine sky. a direct living connection means morning coffee happens here without thinking about it. intimate, not entertaining.

the dimensions for this direct living terrace are decent, but very similar to many balconies. and with no pictures available of it, one can only wonder why.
