twelve hundred square feet of direct roof terrace with mature plantings already establishing themselves, a japanese maple throwing color against that brick, and city views stretching to water. ten feet of width keeps things civilized without feeling cramped. multiple access points, good privacy, west-facing light doing the heavy lifting at cocktail hour.

reasonable sized terrace, fantastic for some relaxing, but fresh air and views are not on offer at this elevation amongst a cluster of some of the tallest residential buildings

the views are simply stunning from this terrace, and make it quite unique. however that view comes at the expense of leaving you exposed to the wind,

large space, but most of it is unimproved... the biggest unknown is how the nearby mechanicals may affect the noise level on this terrace.

this true penthouse is blessed with not one but two phenomenal terraces their size, and width make both spaces individually fantastic, combined they are truly a rare find.

despite being too narrow to have entertainment value, and lack some views straight out the back, this is a nice respite with its "manmade canyon views" to the east

the distant skyline views from the lower east side penthouses are epic, and this one follows that pattern. the space is there to be practical, but little has been done so far to make it welcoming.

widows peak like terrace

fantastic terrace in terms of size, the layout is not ideal unless you are an avid swimmer, as the best space of the terrace is exclusively for the pool. privacy is also currently an issue but that can be remedied bu planing a row of pine hedges.

a picture perfect wrap terrace, with seven access points, plenty of width everywhere and hedges on the parameter to create excellent privacy.
