incredibly well conceived this living level terrace has fantastic flow to the kitchen side of the main floor. the views and the integrated vegetation make this a stand-out.

proper penthouse rooftop with the skyline arranged as a backdrop, not a neighbor. the sectional seats eight comfortably, the conversation area handles four more, and there is still room to pace while making a phone call. direct living access from a true penthouse is the configuration people draw on napkins when describing what they actually want.

each of these four terraces are sized to accommodate a variety of uses, and are located to take full benefit of that.

a loggia by any honest name, framed by those arched french doors and barely five feet deep. room for the bench and your morning coffee, not much else. but the skyline view through that opening is genuinely lovely, and the privacy up here feels earned. a solo spot, not a social one.
