incredibly well conceived this living level terrace has fantastic flow to the kitchen side of the main floor. the views and the integrated vegetation make this a stand-out.

a loggia by any honest name, framed by those arched french doors and barely five feet deep. room for the bench and your morning coffee, not much else. but the skyline view through that opening is genuinely lovely, and the privacy up here feels earned. a solo spot, not a social one.

those mature japanese maples took years to establish, and they're doing the heavy lifting here. seven hundred square feet on a second level terrace, thirty feet wide, room for proper dinner parties. the exposure situation is real, neighbors have sightlines, but the trees help. good sun, city views, a penthouse that actually functions as an outdoor room.
