direct access from the kitchen is very desirable as it make for perfect summer dinner parties. the exposed brick wall makes for a perfect movie night.

if the only terrace for this home was the wrap-around, it would already be exceptional, as it is almost 10 feet wide everywhere. however, the north terrace adds a level of practicality that is almost never seen in this building style.

those pines took a decade to reach that height, and they're doing real work here, softening the neighbor sightlines without blocking the rooftop tableau. a direct living terrace with actual furniture depth, sectional and dining already coexisting comfortably. the layered planter boxes add privacy where it counts. morning coffee, evening drinks, the space earns both.

a direct roof setup with the graffiti hearts on the adjacent wall adding unexpected character. the decking is weathered in that lived-in way, two sectionals facing each other like a proper conversation pit. yes, the brick tower next door is watching, but at this height, who cares. room for six, maybe eight if everyone likes each other.

the terrace has is excellently connected to both the living and primary bedroom. and that is rare. the fact the building across the street (fit) is low also provides great privacy and views.

this terrace has nice dimensions; however, the prevailing winds over the hudson river can be restrictive, and the digitally removed privacy fence with the neighbor is a bit of an eyesore.

this photo shows the interior, not the terrace, but the data tells the story: 500 square feet of direct living space with eight feet of width, which crosses the threshold into genuine entertaining territory. multiple access points suggest the terrace wraps or connects rooms. city and skyline views with good sun and privacy, neighbors mostly elsewhere. the bones for real outdoor living are here.

the dimensions for this direct living terrace are decent, but very similar to many balconies. and with no pictures available of it, one can only wonder why.

the layout of this terrace is excellent, and all it needs to be a perfect place is some tlc and vegetation.
