the size of this terrace is decent maybe even good and the condition of it is very pleasant. however it is difficult to see it being a practical place.

fourteen feet of width through floor-to-ceiling glass, which means the terrace reads as part of the living room even before you step out. west-facing with city skyline views, planters already greening up the edges. some neighbor sightlines, sure, but 485 square feet absorbs that easily. dinner for eight works here.

thirteen and a half feet wide with over 600 square feet to work with, and it flows right off the living space. west-facing means afternoon light and proper sunsets, though neighbors have sightlines, so the birthday suit stays inside. room for a real dining setup and loungers without anyone bumping elbows.

while the primary bedroom outdoor space is just a narrow balcony, the direct living terrace is just large enough for a small dining table along a seating area. by splitting the square footage, neither area achieves the scale necessary for true entertaining, resulting in high-altitude utility rather than luxury.

a built-in grill with a proper hood, ipe decking, and hudson yards rising in the distance like someone else's problem. the water towers photobombing the skyline are peak manhattan character. this direct living terrace seats six comfortably for dinner while you work the grill, which is exactly what a rooftop should do. some neighbors have sightlines, but at this height, everyone is just looking at the view anyway.

these are poor pictures of clearly a very good terrace. the dimension suggest that it is perfect to have a dining and a relaxation area while still having room for a vegetation to provide privacy where needed however, this image only shows a sad place.
