the direct living terrace is very practical, and easily accessible, and clearly got all the love as a result. the back "living level" terrace is hard to reach making it very impractical, views are mediocre from both terraces.

a roof access setup with a summer kitchen already in place and a steel pergola ready for vines or shade cloth. eleven hundred square feet at twenty feet wide is genuine entertaining scale. the neighboring sightlines and mechanical noise from the ac's are real, but so is the potential. furniture and greenery would transform this blank canvas into something worth staying home for.
